Proposed SeaWatch Rules for Regulation of Pets
As written in the SeaWatch Condominium Declaration, Article XII, Paragraph A(5), animals are prohibited within any Unit or upon the Common Elements except that the Executive Board may adopt rules permitting certain household pets. This is a proposed set of rules to change the current policy and to define and regulate certain household pets which may be kept by Unit owners.
Pets. The keeping, boarding, and/or raising of farm animals, laboratory animals, livestock, poultry, or reptiles of any kind, regardless of number, is and shall continue to be prohibited within any Unit or upon the Common Elements, except that the keeping of small, orderly domestic pets such as dogs, cats or caged birds, aquarium fish or other domesticated species of animals is permitted subject to regulation by the Executive Board. All pets and animals shall be restrained so as not to become noisome or offensive to the occupants of any Unit, and pets and animals shall not be permitted on any Common Elements except when on a leash and attended by a responsible person. The Unit owner is responsible for the cleanup of the pet's excrement. No pets shall be allowed to run freely on the Property at any time. With respect to all animals, except fish, the aggregate number of animals per unit shall not exceed two (2). The Association shall have the power to further regulate pets and animals under the Bylaws or Rules and Regulations of the Association as promulgated and amended from time to time, including, without limitation, the power to regulate the size and species of pets permitted, to establish additional behavior requirements, and to expel any offending pets and animals from the Property.
Pet Rules and Regulations.
Definition of Pets: Domesticated dogs, cats, fish, and birds.
Only owners may have pets. No pet visitors are allowed.
All pet owners must be approved by a condominium committee of three and pay a damage deposit of $250.00
A pet's owner is personally liable for anything that pet does.
No pets are allowed in Common Areas or Limited Common Areas except when being taken to and from the Unit. Pets are not allowed in the Pool area at any time.
No owner may allow their pet to defecate or urinate anywhere on the Common Elements within the perimeter of the SeaWatch grounds, including but not limited to the parking lot, walkways, dune grass, etc. Owners must clean up after their pets on the beach.
Size: No unit owner may keep any pets with a combined weight (for two) greater than 20 lbs. Only toy and miniature dog breeds will be allowed.
Noise: No continuous barking or other noise will be tolerated. After three warnings to an owner, the pet must be removed form the SeaWatch premises.
